Thank you for choosing to book with Odle Farm. We look forward to welcoming you. By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below.


When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.


The price of the accommodation includes the following:
Linen, hot water, central heating and electricity.

Odle Farm reserves the right to amend prices accordingly.

Towels and Linen

All bed linen, towels and kitchen towels are supplied, with the exception of spa/beach towels and cot bedding.

Acceptance of Children

We welcome children of all ages.


All facilities on the farm are strictly reserved for the use of our guests. Guests’ visitors may use the facilities only with the specific approval of Odle Farm. Any of the on site facilities may be withdrawn from use in the event of any circumstances which deem the facilities unsafe or present any risk to health and safety. The facilities will be withdrawn in the event of any misuse or failure to comply with rules and procedure.


Well behaved pets are permitted by prior arrangement in designated cottages at an additional cost of £4 per pet/per night. As dogs can cause a nuisance to people without them, we ask you to keep your pet on a lead and under control within the grounds. Designated dog walking areas are provided where your dog may be let off the lead. Pets must not be left unattended in your accommodation and are not allowed on chairs or in bedrooms. All dog waste must be collected immediately, double bagged and deposited in the outside litterbins.

Smoking is not permitted in any of the cottages.

A deposit is payable on booking. The deposit is returnable if the booking is unable to be accepted. The balance of the holiday cost is payable 42 days prior to the holiday commencement date. If the reservation is made less than 42 days in advance of the holiday commencement date, the full holiday cost is payable on booking. Please note that bookings from persons under 18 years of age cannot be accepted.

Cancellation and Insurance

By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.

If we do succeed in re-letting the Cottage, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £20 administration fee (plus VAT)

Please note that your deposit is not refundable under any circumstances. We advise that you take out separate holiday cancellation insurance to cover this cost.

Bookings made by telephone will be held for 5 working days pending receipt of a completed and signed Booking Form and the deposit/holiday payment. Bookings made by telephone using our credit facilities can be confirmed immediately.

The number of persons occupying the cottage must not exceed the number booked. Odle Farm reserves the right to refuse entry to the entire party if this condition is not observed. We hope that Odle Farm will provide a peaceful and relaxing holiday. Odle Farm management reserve the right to decline accommodation to, or expel, any occupier or visitor for conduct, which in the opinion of the management, is detrimental to the property or to the comfort of guests. The management reserves the right to access at all times.

.Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.  If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

The Owner cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, heating, electrical services or exceptional weather.


Your accommodation will be available to you from 4pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your accommodation.

Weekly lets commence on Fridays/Saturdays. Short breaks, unless otherwise agreed, commence on Fridays and Mondays.

Late arrival procedure

Please ensure you contact us to let us know if you will be arriving late.


Please be ready to leave the accommodation by 10am on the day of departure, unless otherwise arranged. (We have a limited time to prepare the property for the next guests and you are asked to respect this).

Damages and Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may charge your Debit/Credit card or send you an invoice for repair or making good if the damage or breakage is significant. You are expected to leave the accommodation and its contents in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. You are legally bound to reimburse Odle Farm for replacement, repair or extra cleaning costs on demand.

Odle Farm Holiday Cottages Duty of Care:

In the rare event of a breakdown in a particular service or item a repair/replacement shall be found/fitted within 72 hours where possible.

Odle Farm cannot be held liable for any loss arising from loss of use of the service/item within the specified time limit.


The client or member of his/her party cannot hold Odle Farm responsible for injury sustained or the loss or damage to any belongings during their stay at Odle Farm. The proprietors accept no liability for accident, injury, loss or damage sustained by any residents, their family, visitors, animals, vehicles or personal effects however caused, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. You must take all necessary steps to protect and safeguard your personal property. Lost Property: There is a minimum of £5 + postage charge to post any items that you have left behind. Please ensure everything is taken home with you.


In addition to the terms and conditions stated here, there may be specific terms and conditions which apply to the facilities at Odle Farm such as those concerning the use of the Hydrotherapy Spa. These will be prominently displayed at Odle Farm and /or in the cottage information folders, and constitute part of these general Terms & Conditions. All guests of 16 years and over must sign a declaration stating that the rules relating to the Hydrotherapy Spa have been read and will be observed before use.

Privacy Policy

Any data collected during the course of this booking will be stored on our computer(s).  With your permission we may from time to time contact you about promotions and offers.  We will not share your details with any third party.
